Almost every expensive home repair has a cheap prequel. The $8,000 roof leak was a $150 flashing fix two winters earlier. Fall

- Check the roof and attic: from inside, look for daylight and water staining on a bright day.
- Reverse ceiling fans to push warm air down.
Winter
- Watch for ice dams after heavy snow — icicles at the gutter line mean heat is escaping into the attic.
- Keep the furnace filter fresh during heavy heating months.
- Test the sump pump before spring melt: pour a bucket of water in and confirm it runs.

The monthly five-minute list
